Development features

All the residents of the Woodlands development benefit from the location of this exceptional development. In large grounds the barns and apartments have access to the common lawned areas with a common barbeque area for all the family to enjoy.

The mature trees to the front of the property and the wildlife pool with its ornamental bridge to its small island give a real feel of maturity.

Parking

Each of the barns has two designated parking places for use solely by the bard resident, this is supplemented with the use of the four public/guest parking spaces. All of the parking spaces are within the walled grounds protected by the perimeter wrought Iron gates.

A video based gate access system allows guests to call from the gates and be automatically admitted into the grounds.

All of the barns are covered by the following general specification:

Floor coverings
All properties will have carpets fitted to the first floor rooms, all downstairs areas will be fitted with timber & ceramic flooring.

Windows
All fitted windows and French patio doors will be softwood frames stained to a light oak finish. Glazing will be sealed double glazed units to all windows.

Electrics
At least two double socket outlets will be provided in all rooms except cloaks/WC. A TV multiplexer plate will be provided allowing both terrestrial and satellite television signals to be sourced in the kitchen, lounge and bedrooms.
Lighting will be via tungsten halogen ceiling mounted down-lighters throughout, with brushed aluminium wall fittings. Up-lighter will be fitted in lounge areas.

Heating
The central heating system is via a gas powered condensing boiler feeding individual radiators throughout the property (towel rails electrically heated). A single overall thermostat regulates the properties temperature with individual valve stats fitted to all the radiators.

Finishes
All properties incorporate plastered walls sealed and finished with an off white emulsion finish, all internal wood work will be painted gloss white. Internal doors to be a light oak finish

Alarm System
All the properties are fitted with an approved alarm system.

Satellite & TV Systems
All properties will have built in TV & Sky access

AV System
Each property is prewired for a multi-room AV system, allowing an optional audio system to be fitted allowing music to be listened to in designated rooms.

Computer wiring
Designated rooms have category 5e computer wiring fitted with RJ45 sockets, these sockets can also be used for telephone connections giving great flexibility throughout the home.
